This is true and false. A lot of the larger firms won’t spend the quality time with a small business client because the commission might be very small.
For us, we focus on the relationship, not the commission. Because we are Relational, not Transactional, in our business philosophy, each and every client is important. Also, when you are not represented you are not saving the money. If the property is listed with another firm then they will simply keep both sides of any commission and will not offer Free Rent Incentives because they represent the owner, not you. If the property is not listed and you are dealing directly with the owner, the owner is not going to extend to you any of concessions that they would normally offer to clients that are represented.
